Whole Home Inspections
We are one of the highest rated home inspection companies in the Tucson metro area & have 100% favorable reviews on Google, Yelp, & ANGI (Home Advisor). We have never had a complaint! Our prices are entirely based on the age and size of the property including outbuildings. There are no hidden fees or travel charges. We are known as the most affordable home inspection service in the area.
Pricing for Whole home inspections (the typical inspection for real estate transactions) start at $305 for conventional homes and $295 for manufactured homes. Even larger homes have affordable prices.
What is included in a Full-Home Inspection (all home types)
Your inspection will include the roof, foundation, HVAC, electrical, plumbing, attic and a complete inspection of the interior and exterior of the house including floors, ceilings, walls, appliances, doors, windows and crawlspaces. We inspect sinks, tubs, toilets, cabinets & identify safety issues, discrepancies and make additional observations in order to provide our clients with a thorough list of repair/maintenance issues, all with hi resolution photos.
Clients receive a report within 24 hours using the latest inspection software providing a clear picture of the condition of the home.
Manufactured Homes
Manufactured Home Inspections have some unique characteristics including a crawlspace that is often a challenge to inspect due to restrictive space. We use an inspection robot to take hi-resolution videos and photos of issues identified in crawlspaces. This tool has allowed us to identify water leaks, corrosion, tears in insulation and ductwork, rodents, spiders, snakes and even found lost jewelry. Manufactured Home Inspections start at $295 with pricing based on the size and age of the residence.
New Construction Pre-Drywall Inspection
We perform this inspection immediately after framing and roof decking is complete but prior to installing the drywall. This is the only opportunity we have to thoroughly inspect foundations and structural issues that will be hidden after installing the drywall. We take a ton of photos as well so you can see where your electrical and plumbing lines are installed for future use – this can help prevent you from drilling holes or hammering nails and screws into the wrong area, potentially create a very expensive repair. Prices for a pre-drywall inspection start at $250
New Construction Final Walk Inspection
Final Walk Inspections are normally completed a about 7 days before your final walk with the builder. This inspection is the final opportunity to correct any issues that could cause move-in delays. Builder error or omissions are caught in time for the construction company to be able to respond by sending out the right tradesperson to repair the issue quickly. We provide you with photos and information about your major appliances in case of the need for future repairs. This can save you from having to climb in the attic to determine the make, model and date of manufacture of a furnace!!
The price for a final walk inspection depends on a number of factors but is discounted for clients who also had a pre-drywall inspection performed.
11-Month (Warranty) Inspection
We offer and highly recommend that if purchasing a new home that you have an 11-month warranty inspection performed prior to the end of the 12-month warranty. This inspection will identify issues that from the original construction as well as issues that have developed during the 1st year including cracks, nail pops and settling.
A warranty means the construction company is responsible for performing repairs, but only if you identify the issues that need to be repaired. After 1 year the owner is normally responsible for any issues not brought to the attention of the construction company prior to the end of the 12 month warranty.
Additional Services - Pool and Spa
Pool and Spa Inspections: We inspect above ground as well as in-ground units. A pool inspection includes not only an inspection of the pool itself but the decking, lighting, safety (gates, fences, locks), the electrical system as well as the pool control equipment. Adding a pool inspection at the time of the home inspection costs only $75.
A SPA /Hot tub inspection is included with any pool inspection at no extra charge and will be inspected for proper operation, safety issues and electrical controls.
Additional Services - Moisture or Mold
Moisture Inspections: If you think you have a moisture intrusion problem we can inspect those areas and any others that we identify and make recommendations to mitigate the problem. We have saved clients thousands of dollars by identifying water intrusion issues before they were even visible in the home. Starting at $75.
Mold Inspections: We perform mold inspections and can make recommendations to mitigate the problems, but we do not perform mitigation work ourselves. Starting at $60 and based on the number of areas tested and whether we need additional lab support.
Additional Services - Radon Inspections
Radon Inspections: Radon is a naturally occurring gas not normally found in large quantities in this area. Radon poses a potentially dangerous health hazard for those with existing breathing problems as well as for small children and elderly. While not commonly found in high enough concentrations in most homes it is an essential service to provide the peace of mind for those that are concerned.
We perform radon inspections only as an add-on to a home inspection and pricing starts at $40
Additional Services - Thermal Imaging Inspections
Thermal Imaging Inspections are often requested by clients who are concerned about the energy efficiency of their house. Using a thermal scanner we are able to determine if there are “hot spots” as a result of poor insulation and ventilation. We can find areas of energy loss and make recommendations to correct the issues.
Imaging inspections find energy leaks easily but can become time consuming thorough inspections of difficult to reach areas of attics and crawlspaces as well as rooftops and eaves. Pricing starts at $75 when added to a home inspection.
The Best Inspections for Your Money
Eagle Home Inspections has never had a complaint for one very good reason – we are extremely thorough. We often use drones and an inspection robot to assist in performing inspections, especially if the home has a crawlspace or other space that is too small or otherwise difficult for a human to enter. Both allow us to take not only photos, but also hi resolution and low-light video to assist us in providing thorough inspections and reports.
We walk every roof surface that we can, but new home builders often restrict us from walking on a new roof. Steep pitches and weather issues can prevent us from safely climbing a roof and we utilize drones to capture hi resolution photos when we can’t safely access a roof.
HUD 203K Home Purchase and Renovation Loans
Eagle Home Inspections is the only company in the Tucson area approved by the US Department of Housing and Urban Development to provide renovation consultant services for customers pursuing a 203(k) Renovation Loan. This type of loan is perfect for people wanting to buy a house that needs repairs as it allows you to combine up to $75,000for repairs with the mortgage at the time of purchase.
If you have a REAL ESTATE AGENT who is not familiar with this type of loan I can absolutely help with the process. It is a completely separate service from a home inspection although a home inspection is recommended as part of the process. Please call if you are interested in pursuing this type of loan. Your agent will still be involved in the purchase.
