Whole home inspections (normally used for real estate transactions) are the most common inspection and prices start at $285 for conventional homes and $265 for manufactured homes

Your inspection will include too many items to list but includes the roof, foundation, heating and cooling, electrical, plumbing, attic and a complete inspection of the interior and exterior of the house including floors, ceilings, walls, appliances, doors, windows attics and crawlspaces. We will inspect sinks, tubs, toilets, cabinets & identify safety issues, discrepancies and make additional observations in order to provide our clients with a thorough list of repair/maintenance issues.

You receive your inspection report within 24 hours using the latest inspection software with high-resolution photos that help give you a clear picture of the condition of the building(s).

Manufactured Home Inspections have some unique characteristics including a crawlspace that is often a challenge to inspect due to restrictive space. We use an inspection robot to take hi-resolution videos and photos of issues identified in crawlspaces. This tool has allowed us to identify water leaks, corrosion, tears in insulation and ductwork, rodents, spiders, snakes and even found lost jewelry. Manufactured Home Inspections start at $250 with pricing based on the size and age of the residence.

New Construction Inspection: We recommend a combination of two separate inspections:

1. Pre-Drywall Inspection: We perform this inspection immediately prior to installing the drywall. This is the only opportunity we have to throughly inspect foundations and structural issues that will be hidden after installing the drywall. We take a ton of photos as well so you can see where your electrical and plumbing lines are installed for future use. Prices start at $250

2. Final Walk Inspection: Normally completed a 3-7 days before your final walk with the builder, this inspection is your chance to identify issues to the builder that may have been missed or could cause move-in delays. We provide you with photos of wiring and plumbing locations as well as photos and serial numbers of your major appliances in case of the need for future repairs.

We offer and highly recommend that anyone purchasing a new home have an 11-month warranty inspection performed prior to the expiration of their 13-month warranty. This inspection will identify issues that date to the original construction as well as issues that have developed during the first year including cracks, nail pops and settling.

The warranty on your house means that the construction company is responsible for performing repairs, but it is the owner’s responsibility to identify the issues that need to be addressed. After the warranty is over the construction company is not responsible for discrepancies you didn’t bring to their attention.

Pool and Spa Inspections: We inspect above ground as well as in-ground units. Starting at &75

Moisture Inspections: If you think you have a moisture intrusion problem we can inspect those areas and any others that we identify an make recommendations to mitigate the problem. Starting at $75

Mold Inspections: We perform mold inspections and can make recommendations to mitigate the problems, but we do not perform mitigation work ourselves. Starting at $60

Radon Inspections: Radon is a naturally occuring gas not normally found in large quantities in this area (Click here for more information on radon levels in and around Tucson) but it is a potentially dangerous health hazard, especially for those with breathing problems, and we do perform radon inspections.
